Urban Edge Properties is a NYSE listed real estate investment trust focused on owning, managing, acquiring, developing, and redeveloping retail real estate in urban communities, primarily in the Washington, D.C. to Boston corridor. Urban Edge owns 75 properties totaling 17.4 million square feet of gross leasable area.

We are looking for an experienced Senior Vice President of Development & Construction to join our leadership team. This position will oversee all aspects of construction for assigned development projects, ensuring execution from planning through completion.  Additionally, the position will be responsible for project schedules, budgets, and lender or ownership requirements. The SVP of Construction & Development will review and make recommendations on planning and design issues and lead a construction team of VPs, Construction, Project Managers, and Planners.

  • Monitor the progress of all construction activities to ensure they stay on schedule while developing and maintaining project timelines from inception to completion.
  • Manage bid processes for hard and soft costs including negotiating contracts; ensuring compliance with codes and laws; and overall project management (monitoring cost, progress, schedule, etc.)
  • Oversee all financial aspects of construction projects, including approving estimates, monitoring budgets, maintaining cost control, tracking expenses against budget, reporting projected savings or overruns to management, and reviewing and approving contractor pay applications.
  • Manage contract negotiations, change orders, and overall problem-solving throughout the conceptual, design, construction, and delivery process, including oversight of RFPs, contractor selection, and all construction-related agreements.
  • Engage with communities, municipalities, and public agencies to secure entitlements and oversee permitting, approvals, and safety compliance
  • Participate in all project meetings, ensuring consistent and effective engagement between construction teams and the Development Services group while managing department members within each project as directed
  • Lead development and redevelopment, managing entitlements, approvals, financial analysis, design, and construction. Work closely with Preconstruction and Developers to define scope and schedule, while supporting financing, permitting, and programming efforts for successful execution.
  • Advance financial and feasibility analysis for development projects, including pro forma modeling, sensitivity assessments, budgeting, zoning evaluations, and return scenario planning.
  • Conduct detailed market surveys and perform quantitative and qualitative analysis of competitive landscape
  • Partner with other departments and external partners to integrate leasing, operations, marketing, and financial reporting while shaping environments that support retail, community vision, and missed-use developments.
  • Negotiate service provider and consultant contracts with legal counsel guidance while conducting due diligence on potential acquisitions, including architectural, engineering, and environmental assessments as needed.
  • Provide support for real estate transactions and special projects as needed.

  • Strong desire to grow real estate and create unique places that foster community, with the ability to participate in corporate decisions and understand the firm’s strategic plans.
  • Knowledge of construction methods, building codes, safety standards, and regulatory requirements relevant to both new construction and redevelopment projects.
  • Knowledge in financial analysis, cost-control measures, budgeting, and market feasibility assessment (including return scenarios)
  • Strong understanding of contract negotiations, RFP procedures, change orders, and compliance requirements, complemented by familiarity with due diligence practices (architectural, engineering, environmental) for potential acquisitions.
  • Excellent interpersonal and communication skills to effectively engage with internal departments, public agencies, and external stakeholders.
  • Strong project management skills to monitor overall project performance.
  • Strong negotiation, decision-making, and problem-solving skills across all project phases.
  • Ability to manage multiple projects simultaneously and prioritize effectively in a fast-paced environment. 

 

Education/Experience

  • Bachelor’s degree in Construction, Engineering, or related disciplines
  • Minimum 15+ years’ experience in construction management
  • Thorough understanding of project manager software
  • Clear and effective written communication skills required

Compensation:

  • Salary range: 300  - 350k
  • Eligible for discretionary target bonus
  • Eligible for long term incentive (LTI)
